Here Spanish property expert, author and Managing Director of Marbella-based agency Cloud Nine Spain Sean Woolley offers his advice for people looking to sell their Costa del Sol property at the time of choosing an agent.
I’m going to talk to you today about who you should choose to list your property for sale in Marbella or the Costa del Sol, Spain.
So you’ve bought a property in Marbella and enjoyed it for 5-10 years. Now it’s time to sell. What do you do? We operate in a multi-listing system in the Costa del Sol. This means you can list your property with as many agents as you want. It’s different from the UK, where you interview three agents and choose one. Here, you can instruct multiple agents. However, listing with too many agents can create confusion if prices are not updated consistently. You need to be careful.
But how do you choose an agent? There are thousands of us. Consider going with an agent who understands and knows the market where your property is located. They should be familiar with the nuances of that specific market. If you have a property in Benahavis village, for example, the agent should know that area well. Check online to see which agents appear on the first page of search results for your development. A prominent online presence is crucial since most home searches start online. Don’t just go with an agent because they have a fancy office. It’s important to challenge yourself and ask how you would buy a property in your development.
When you have selected a few agents, ask them questions about their strategies for selling your property. Find out how they will market it to the general public and collaborate with other agents. The majority of deals on the coast involve two agents. Make sure the agent is a member of platforms where they can share your property with other agents. This increases exposure and the chances of a successful sale.
After considering these factors, invite a couple of agents for a chat. It’s important to like and trust the agent you choose. They will be representing you and showing your property to potential buyers. Ensure they are honest, reliable, and capable of effectively marketing your property. If you sense any dishonesty, move on.
Listing your property is an important decision. Agents usually don’t ask for upfront payment, but you need to commit to a working relationship. Look for an agent with whom you have a good rapport, who knows what they are doing, and who will actively promote your property to both buyers and collaborating agents.
